Whether you are an established landlord or just thinking about renting out a property that’s proving difficult to sell, you don’t need us to tell you that letting property can be an extremely complicated business.
What we can do, however, is to help you with whatever support you need with a choice of two personally tailored services for existing and would-be landlords throughout the NE Fife area from our property centres in St Andrews, Cupar and Anstruther.
We know from our experience that no two letting situations are ever the same. That’s why we offer a flexible choice of service levels to reflect your own individual landlord style – our full management service or our lease-only service.

Lease-only Service
This could be the ideal choice for you if you intend to take full responsibility for the day-to-day management of your rental property interests yourself. Under this arrangement, we will usually prepare all lease documents for you to give to your tenants at the appropriate times.

Full Management Service
As many of our clients prefer, this higher level of service it is designed for busy or inexperienced landlord clients who would like us to take care of everything on their behalf instead. This can typically include:
- pre purchase advice to prospective landlords including desktop rental valuations
- conducting an initial inspection and rental valuation of the property once purchased
- marketing the property including a free advertising which can be supplemented with low-cost additional advertising as required
- arranging and conducting viewings
- obtaining references and conducting other necessary vetting procedures to help identify the ideal tenants for the property
- taking care of all the legal aspects of the let, including landlord registration, lease preparation and HMO (House in Multiple Occupancy) compliance
- preparing a detailed inventory
- collection of initial deposits
- collection of monthly rental payments and swift deposit in the bank account of your choice
- quarterly inspections of the property to report on its general condition and any areas requiring urgent attention
- provision of quarterly financial statements detailing all income and expenditure
- a thorough exit inspection and inventory check to assess the level of deposit refund due to the tenant as well as handling any resultant disputes in line with the new government authorised tenant deposit scheme which is due to come into play in mid to late 2012
